Diversified Partners is set to break ground on The Lakefront at Scottsdale, a mixed-use redevelopment of about 100,000 square feet at 7501 E. McCormick Parkway. The project reworks a 1978 waterfront property into a destination with dining, retail, Class A office space and public gathering areas. A groundbreaking event is scheduled on site for Thursday, Sept. 24.
Three new restaurant and café concepts have signed on: La La Land Kind Cafe, V Modern Italian and SUSHISAMBA. Forever Living Products remains as an existing tenant. The site was long home to The Charthouse, which operated from 1984 until 2025.
According to AZBEX, A.R. Mays Construction is the general contractor and is also a sponsor of the groundbreaking along with Commonwealth Land Title Phoenix NCS. Plans call for outdoor dining and experiential retail along the water.
Why it matters
Redeveloping an older property is a different job than building from scratch. Teams have to work with existing structures, aging utilities and a site that neighbors know well, while delivering restaurant-grade kitchens, outdoor dining and modern office space. Restaurant tenant improvements in particular demand close coordination on grease interceptors, exhaust, gas and fire protection.
It is encouraging to see a well-loved Scottsdale site get a second life. Projects like this keep established neighborhoods active and give local retail and hospitality a fresh place to grow.
